ARTICLE 11:
RMS RESIDENTIAL MOBILE HOME SUBDIVISION DISTRICT


Section 1.  Purpose

This district is intended to provide an alternative to 
conventional housing by permitting low density mobile home 
development on privately owned lots in subdivisions designed 
for such development.

Section 2.  Use Regulations

a.	Permitted Uses.  In the RMS district, permitted uses are 
as follows:

	1.	Any use permitted in the R-1 district

	2.	Mobile homes on individual lots

	3.	Single family detached dwellings.

b.	Special Uses.  In the RMS district, special uses are as 
	 follows:

	1.	Any special use in the R-1 district.

Section 3.  Area, Setback, and Height Requirements

In the RMS district, the following requirements shall apply 
to all buildings and structures, unless otherwise specified 
in this Ordinance.

a.	Lot Area. Minimum lot size shall not be less than five 
thousand (5,000) square feet.

b.	Front Yard.  The required front yard shall not be less 
than twenty (20) feet.

c.	Side Yard.  The required side yard shall not be less 
than eight (8) feet.

d.	Rear Yard.  The required rear yard shall not be less 
than fifteen (15) feet.

e.	Height.  A building or structure shall not exceed thir-
ty-five (35) feet.

Section 4.  General Standards

Each mobile home located in this district shall be skirted 
with a material of sufficient strength to withstand normal 
yearly weather cycles without noticeable deterioration.  
Each mobile home shall be anchored and have a minimum of 
four roof and frame ties.  The tiedown components used, 
including anchor systems, must be able to withstand at least 
four thousand eight hundred (4,800) pounds pressure without 
failure.  Screw augers, expanding anchors or concrete 
deadmen can be used.  Piers and footings sufficient to carry 
the weight of the mobile home shall be installed under the 
supporting steel frame.  Maximum pier spacing of eight (8) 
feet, with the end piers being no farther than three (3) 
feet from the ends of the unit shall be required.  Piers 
shall be constructed of 8" x 8" x 16" celled concrete blocks 
placed over a footing.  Footings shall be constructed of 
solid concrete with minimum dimensions of 16" x 16" x 8".  
In any case all structural stabilizers shall be in 
compliance with the most recent state codes for mobile 
homes.
